About the practice

Pencil and Brick is an architect-led design and build studio in East London. We design and build home renovations and extensions across North and East London, with our architects and our construction team working as one. Most of our work is on Victorian and Edwardian houses: rear and side return extensions, loft conversions, basements, whole house renovations and retrofit. We often work in conservation areas and on listed buildings, and we know how each council reads its own planning policy. You can come to us for architectural design alone, or for design and build under one contract. When we build, we price your project in detail while we design it. We call this Design to Budget. It means you know your real build costs months before construction starts. Our projects start from construction budgets of £150k. We have submitted more than 110 planning applications across 17 London boroughs, with a 94% approval rate. Sustainability runs through every project we do. We start with the building you already have, improving insulation, airtightness and ventilation before adding anything new, so your home is warmer and more energy efficient. Pencil and Brick Architects Ltd is a RIBA Chartered Practice. Our construction company, Pencil and Brick Ltd, is a member of the Federation of Master Builders and won FMB London awards in 2023 and 2025. We are Green Register members and have won Best of Houzz ten times.
