Dalston Works demonstrates how the innovative use of sustainable prefabricated materials can deliver high quality, high density buildings with minimal impact on the environment. The ten storey cross laminated timber (CLT) building is arranged in several volumes that incorporate a mix of one, two and three bed apartments, unified by a five storey "link" block containing office space. At ground level, new office and cafe space activates the street frontage and provides affordable work space. Twenty homes are classified as affordable, providing a mix of shared ownership and social rent properties that are managed by One Housing Group. The remaining homes are private for rent. The use of CLT - a lightweight and sustainable prefabricated material - allowed us to build taller, enabling us to provide an additional twenty homes (compared to an equivalent concrete frame building). The use of CLT also reduced the build programme and will help minimise energy costs going forward. The scheme achieved BREEAM Excellent and Code for Sustainable Homes Level Four accreditation, and is the largest timber building of its type in the world.
