Cotswold Retreat is an architect-designed home currently in planning in the Cotswolds National Landscape, progressed under NPPF policy HO11(1)(e) — previously paragraph 84(e) — which supports new isolated homes in the countryside only where the design is truly outstanding and significantly enhances its immediate setting. The scheme is contemporary, not pastiche: organic flowing volumes in lime render, timber, and locally sourced stone, designed around an existing mature oak and a natural pond. Pre-application engagement with the local authority is ongoing. HO11(1)(e) is one of the highest planning bars in the country, and the bar we set the project against from the first sketch.
