Cotswold Retreat is an architect-designed home currently in planning in the Cotswolds National Landscape, progressed under paragraph 84(e) of the NPPF — the clause that grants permission for new isolated dwellings in the countryside only where the design is of truly outstanding quality and significantly enhances its setting. The scheme is contemporary, not pastiche: organic flowing volumes in lime render, timber, and locally sourced stone, designed around an existing mature oak and natural pond. Pre-application engagement with the local authority is ongoing. Paragraph 84(e) is one of the highest planning bars in the country, and the bar we set the project against from the first sketch.
