Located in Maidenhead in Berkshire, the redevelopment of The Nicholson Shopping Centre will see the comprehensive regeneration that will transform an obsolete, outdated 1970’s single-use shopping centre into a new, vibrant, mixed-use quarter. The project is one of the first ‘shopping centre to town centre’ regeneration initiatives in the UK, designed specifically to address the changing landscape of high streets in our towns and cities. Commissioned by Areli Real Estate and Tikehau Capital, JTP has reimagined the site as a vibrant, people-focused urban quarter delivering 755 new homes, 101 senior living residences, 1.65 acres of public open space, over 120,000 sqft of workspace, and more than 55 shops, restaurants, cafés, and bars, supporting both daytime vitality and a flourishing evening economy. The masterplan reinstates historic streets and spaces, with Sir Nicholas Winton Square at its heart, named by local residents in honour of Sir Nicholas’ extraordinary act of bravery during the Second World War. The journey to this approval began in 2019 with an intensive Community Planning Weekend hosted by JTP and Areli Developments. Underpinned by extensive research and the borough’s largest public engagement programme, the process engaged thousands of residents and stakeholders through workshops and activities, ultimately gaining 82% public support. Insights from the community shaped the vision and guided the pre-application and planning phases that followed, including the hybrid planning consent originally granted in 2021. Since then, the updated proposals have remained aligned with the original vision for the new town centre while introducing several refinements, including reduced office space and car parking, the removal of unnecessary basements and reducing the tallest building from 25 to 20 storeys.
