Carriages is a transformative, community-focused quarter set within Bath’s UNESCO World Heritage context, reimagining a vacant brownfield site along the River Avon as a vibrant, mixed-use neighbourhood. Harnessing the spirit of the new Bath Western Riverside, the scheme delivers 454 homes, including build-to-rent and shared living, alongside a rich mix of resident amenities and flexible commercial space that activates a generous new public realm. Rooted in a landscape-led approach, the project strengthens the River Avon as a ‘habitat highway’, delivering over 20% biodiversity net gain through a network of green streets, gardens, swales and rain gardens, while creating new pedestrian and cycle connections to the city centre. The design responds sensitively to both the historic setting and evolving character of the area, contributing to a contemporary architectural vernacular. Shaped through extensive engagement, the project draws on over 800 community insights and close collaboration with key stakeholders to create an inclusive, connected and deliverable vision.
