This 7 floor (including basement) mixed use building is located in Newman Street, London , WIT 3EU, in the London Borough of Westminster. There are 2 self contained flats on the top 2 floors. The brief was to convert the remaining commercial areas into a specialised HMO use, except for the ground floor which would remain as commercial office/shop use. The HMO was for use by young adults, and would be managed by a specialist HMO provider. The replanned accommodation comprised 14 self contained bedrooms over 3 floors, together with kitchens, bathrooms, and living areas. The building shape, with long, narrow floors and windows at both ends, necessitated very careful design to ensure that bedroom space standards were adequate, and the means of escape was not compromised.. At basement level, the layout included a supervisor's dayroom and office, together with meeting rooms, a laundrette and a leisure/tv room. A Planning Performance Agreement (PPA) was signed with Westminster Council. HTP carried out a public consultation exercise, by organising a letter drop many local homes and businesses. When analysed, the responses showed no criticism of the proposals, and one positive favourable endorsement. Several online meetings were held with the Met police on security specifications. Full Planning Consent was granted.
