The site is in a very prominent corner location, in a Conservation area on Richmond Hill. An existing house on the site was demolished, and replaced with a contemporary, 5 bedroom modern house, and self contained apartment. The Planning process was very protracted with numerous Planning Applications and Appeals, a Public Inquiry, etc. HTP have been the Lead Consultant, Client Advisor, and Architect throughout the entire process up to handover. The Client reports that various local residents who objected at Planning Application stage, have said how much they like the finished building and how well it fits in. The previous house had some Arts and Crafts elements in the glazing and general appearance, and some of these features were interpreted and refelected in the new design, to preserve a sense of context and continuity. The elevations are a series of layered planes in brickwork and white render, and have been modelled to preserve street views, and the view of the nearby church spire. As the site area is very restrictive, a full basement was incorporated over most of the site. This is partly lit by lightwells and rooflights at garden level, the rooflights integrated into the garden design and planters. At basement level there is a self contained 2 bed apartment, and also ancillary space for the main house including a cinema/golf simulator, wine store, gym and office. A traditional cantilevered solid stone staircase links the basement,ground and first floors, with a glass and timber stair between first and second floors. The large areas of glazing are in black finished powder coated aluminium, which contrast with the white render and facing brick. Construction was a composite of waterproof reinforced concrete for the basement, with masonry, steel beams and some timber frame for the 3 storey superstructure. Bathrooms are ultra modern, and carry on the minimalist high quality interior design theme. With the Client, HTP selected and procured the natural stone staircase and artisan metal balustrading, bathroom fittings, built in wardrobes etc.
