This handsome Edwardian office block overlooking the Thames in Central London had been assaulted by an ill-conceived façade retention refurbishment in the mid 80’s. A lack of coordination between services and structure resulted in very low suspended ceilings. This scheme flips the servicing strategy with all air delivered through a raised floor plenum with the added benefit of fit-out flexibility. The ceiling heights are increased significantly. The relocation of lift and toilet cores opened up the office, maximizing the higher grade space facing gardens and river.
