New Build, Para 79 house, Sited in AONB, Sited in SSSI area, Within a Conservation Area
The Clearwell Orchard project is a development under the NPPF Paragraph 80 (ex Paragraph 79) exemption clause for a bespoke, energy efficient, rural dwelling. Inspired by the rich rural landscape that it will inhabit, and its vast industrial heritage, the project has two interconnected aspects including a new bespoke dwelling and the re-introduction of an ancient orchard. The house scheme, to be designed and built to Passivhaus standards, consists of a carefully planned entry sequence with open plan living, kitchen and dining, demarcated with curated furniture. With more space on the GF than above, the two bedrooms at FF are to take advantage of the orientation, woodland setting and carefully framed views. Externally, a large but discrete dedicated garage, machinery store and workshop is to be integrated as part of the works, carefully placed to limit views of any 'domestic paraphernalia' in the setting to the rear of the property. The traditional orchard within the landscape is an integral part of the journey and entry sequence through the site to the house.
