Alteration to existing property, Listed Building - Grade II, Sited in AONB, Within a Conservation Area
Moat House is an existing Grade 2 Listed house in the conservation centre of St. Briavels village, in the lower Wye Valley AONB. The proposal includes the removal of the existing 1990's conservatory and low grade dormer to the rear of the property, with the construction of a new, discreet, contemporary single storey zinc rear extension. The extension provides a new open plan kitchen, dining and living space with level access to the courtyard garden. Internally, the existing house is relatively untouched, yet the project cleverly creates a double height space over the kitchen, linking the first floor whilst bringing daylight deep into the otherwise darker, ground floor space. The strategy provides a new addition to the listed cottage which both contrasts and compliments the cottage's original features, allowing both the old and new to sit alongside one another harmoniously.
