Our team was tasked with sourcing a suitable investment opportunity for a private company in Prime Central London (PCL) and to further use our expertise to generate an above average return on investment for their investors. Through architectural reconfiguration in a stucco-fronted Georgian terrace property in Bayswater (Victorian) we created an uplift of £400,000, or £300,000 after fees, legal and expenses were deducted, from an initial investment of £500,000. This resulted in the best turnaround the limited company had invested in throughout their time in the real estate development sector. Notably, this was achieved in 9 months (first contact to completion) and within this 9 month period was a 3-month delay attributed to Covid-19. The incredible duplex property - which dates to 1852 - offers two floors of luxury living in PCL. Every product was specified by our team internally and externally. Vastly improved acoustic and thermal properties excelled the property beyond its immediate competition, this was achieved through carefully designed sash windows incorporating sound dampening technology, various construction technologies which reduce acoustic impact from the earby Paddington railway and many other features.
