One of the UK’s first large-scale industrial logistics developments to adopt mass timber construction, the scheme delivers two buildings totalling close to one million sq ft. A 30,000 sq ft headquarters office is formed entirely from timber, using a Glulam frame with CLT walls, floors and roof, sequestering circa 1,000 tonnes of carbon. The design promotes wellbeing through biophilic principles, generous canal-side amenity, and roof gardens. A landscape-led strategy enhances biodiversity with new habitats, while staff facilities - including allotments, sports areas and walking routes - create a high-quality, nature-connected working environment aligned with long-term sustainability objectives.
