Harrow Road is a mixed-use residential development on a constrained town-centre site in Sudbury, North West London. Bolans Architects were appointed to develop the scheme through pre-application consultation, stakeholder engagement and an outline planning application. The proposal provides 17 new apartments across two linked buildings, together with a flexible ground-floor commercial unit addressing Harrow Road. The design responds to the changing scale and character of the Harrow Road corridor while carefully managing relationships with neighbouring properties and existing shared access. A landscaped central courtyard, communal roof terrace, green roofs and improved pedestrian connections create a more generous residential environment within the compact urban site. Designed as a car-free development in a highly accessible location, the scheme combines housing intensification with active frontage, family-sized homes, cycle provision, urban greening and improved public realm. The project demonstrates our approach to unlocking complex brownfield sites through architecture, planning strategy and detailed urban analysis.
