The challenge: To design a generous family home on an a large plot, within the strict limitations of Open Countryside policy. Our approach: We developed a phased masterplan to maximise the site’s development potential over time. The initial oak-framed replacement dwelling was carefully designed to make the most of the allowable footprint by leveraging permitted development rights. Usable floor area was further increased by incorporating rooms within the roof space. The masterplan also allows for future extensions—up to 50% additional volume—once the original dwelling is built, ensuring compliance with planning policy. The result: A beautifully crafted oak-framed home that meets current needs while laying the groundwork for future expansion—delivering long-term flexibility and value in a rural setting.
