Design Principles The extension to the Coach House has been designed to materially match the existing property. This principle has been used so that the finished project will appear as a unified single property, but which also enhances the architectural character of the house. The extension has been set out to the rear of the property and will not be visible from the public highway. The positioning of the extension has been considered so as not to affect the amenities of the neighbouring properties. The extension is very sympathetic to the existing structure and surrounding land and has been kept to an appropriate scale that falls some way below the 30% floor area increase permissible under NFDC planning policy. The property has been design as a very functional space and as such utilises a reasonable amount of glazing. This glazing has been designed to create modest architectural features to the gable end and around the entrance to the extension as well as maximising the amount of natural light enjoyed internally. This along with the terracotta columns enhances the space and its openness to the domestic garden and terrace. Oak structural detailing has been used in the construction of the roof, which is externally visible to the gable end window and glazed roof over the entrance. This reflects detailing from around the existing property where structural oak timbers are a prominent design feature. The window proportions are also derived from the design of the windows to the existing property to retain a sense of proportion and rhythm. The full height windows retain the four pain division, but are to be metal framed to reduce their dominance on the overall property.
