New Build, Within a Conservation Area

In 2010, QUB announced plans to construct the first Code for Sustainable Homes Level 4/5 Apartment scheme in NI. The University’s existing 1970’s staff accommodation buildings, housing 36 no. apartments in total, needed to be replaced as they no longer met the needs or expectations of potential occupants and were deemed to be at the end of their useful life. White Ink Architect’s brief was to create the highest possible standard of welcoming, attractive and energy efficient apartments to help attract the best calibre of international teaching and research staff to the University. The Windsor Park site is located on the edge of the highly-sensitive Malone Conservation Area in South Belfast so the design concept arose following a rigorous analysis of the historic built form along this suburban tree-lined boulevard. Dividing the accommodation into three independent, deep-plan, ‘villas’ was a respectful response to the historic urban grain of the area and won favour with the Conservation Officer who in turn conceded a higher site density of 42 no. units (2 more than originally projected). Each 4-storey block contains 14 no. apartments comprising 13 no. 2-bed units and 1 no. 3-bed unit. Phase 1 comprising two such blocks was completed in 2013. In 2018 White Ink Architects were reappointed to deliver the third block of 14 no. apartments. Using knowledge of Phase 1 White Ink worked closely with the client and the design team to review Phase 2 design to improve efficiency whilst retaining all aspects of the original planning approved design ensuring the project was financially feasible and deliverable and met the necessary statutory, regulatory and sustainability requirements. Phase 2 was completed in 2019 and replicates the award winning first phase.
