Single storey side and rear, kitchen extension for this Edwardian end terrace. The property is situated on a triangular plot with the garden located largely to the side. The garden level is significantly lower than the ground floor level. The existing kitchen was small, and access to the garden was via a steep flight of steps. A small coal shed to the rear occupied the apex of the triangle. The coal shed was demolished, the existing levels in the kitchen were lowered and sections of the garden were built up. The new wedge shaped extension uses a folded roof to provide a top lit kitchen space with sliding doors giving views onto the garden. A new lobby utility and wc are accommodated on the footprint of the coal shed but a site line has been maintained. This gives views onto the new rear courtyard, perfect for catching those evening summer rays. The new kitchen is also connected to the existing lounge and dining, making it feel like an integrated part of the existing accommodation. The new slab upgrade has allowed for underfloor heating to be fitted with the floor tiles offering a seamless finish between inside and outside. As part of the works the garden has been fully relandscaped. There are two defined areas. The first is the rear courtyard which is West facing and catches the evening rays. The second is the larger section which features raised planers, a lawn and a raised patio with seating area and pergola. A small passageway, along the boundary wall line, connects the two. The new extension allows for the living spaces to be connected to the outside making them an integral part of the house, therefore maximising the occupant’s enjoyment of them as well as their usability.
