Side return extension and first floor remodeling of a 6 bed end Victorian terrace. The property is situated on a slightly sloping site and the garden faces North - North West. The existing side return wasn’t utilized and the existing kitchen was tucked to the rear of the property. The finished project opens up the rear elevation with a bank of triple sliders, the side wall of the property has been removed and the footprint has been extended into the side return. The new sloping glass roof lets light in over, and a new kitchen living dining space is accommodated in the reconfigured space. The side garden on the opposite side has been largely retained with new windows added to promote views out from the kitchen. It accommodate a new external lobby and boot room which enable access out from the kitchen and from the new utility. As part of the works the clients were keen to improve the thermal performance of their home. Internal wall insulation has been added to the existing walls in the rear section of the house and all windows to the side and rear have been replaced. (We adopted internal wall insulation as the existing window positions and the existing stone cladding made the use of external wall insulation unsuitable). All the existing ground floors have been dug up and replaced with solid floors, new insulation and underfloor heating. The insulation to the roof spaces has been increased to 300mm and the stone pointing replaced throughout. In order to maintain adequate levels of ventilation dMEV (Decentralised mechanical extract ventilation) has been added to the newly insulated wet spaces. The existing system boiler has been retained for now but a new PV ready water cylinder has been added. In due course (5-10 yr plan) the clients plan to upgrade the windows and insulation to the front section of the house, install PVS and, once the boiler has reached the end of its lifespan, they will look to replace it with a new air source heat pump.
