Alteration to existing property, New Build, Within a Conservation Area

This project involved the sensitive refurbishment and extension of a private home set within a designated Conservation Area just outside York. The brief sought to transform the property to better suit contemporary living, while ensuring that the design respected and complemented its historic setting. The scheme introduces a striking new-build extension, conceived in a clean, contemporary architectural language. Timber-clad facades, combined with generous areas of glazing, create a warm, natural character and a strong visual connection between interior spaces and the surrounding garden. At the heart of the design is a newly created swim pond, which provides both a recreational amenity and an ecological feature that enhances the overall landscape. Our involvement encompassed every stage of the project. We undertook early feasibility studies, developed planning and conservation area applications, and navigated the statutory approvals process with the local authority. From there, we produced detailed working drawings, provided contract administration, and oversaw project management to ensure the design intent was delivered to the highest standard. Party Wall matters were also managed as part of our comprehensive service. The completed extension will bring new life and energy to the property, offering modern, light-filled spaces that sit harmoniously alongside the existing fabric, while enriching the client’s day-to-day experience of home and garden.
