The Old Allotments, Erith Transforming Vision into Reality Project Overview An ambitious residential development project comprising 49 units across five new apartment buildings. We were brought in to reimagine the potential of this site after a previous architectural proposal for 26 units received a negative pre-application response, deeming the site unsuitable for development. Design and Planning We began with a comprehensive site appraisal, analysing the location and its potential. Our detailed office-based research incorporated local and national planning policies, the New London Plan, Bexley’s comprehensive Design Guide, and Transport for London’s PTAL (Public Transport Accessibility Level) assessment of the area. This thorough examination provided a solid foundation for our design approach. Leveraging our findings, we developed an architecturally-led, design-based conceptual scheme. This innovative approach resulted in a proposal for 49 units, significantly enhancing the site’s development potential. We worked closely with our client to refine this vision, ensuring it aligned with their goals and the regulatory framework. Outcome We have now advanced to a full planning application for a ‘Large Major Development.’ Collaborating with a dedicated team of consultants, we are submitting a detailed outline application to the London Borough of Bexley for consideration. Our proposal aims to transform The Old Allotments into a vibrant residential community, contributing to the local housing supply and enhancing the area’s appeal.
