Remodelling and alteration of 9no. redundant maisonettes to provide 3 houses and 8 flats for social rental together with demolition of 42 others for replacement by 26 family houses for sale. Bury MBC asked Great Places and Triangle to appraise options for the regeneration of 51 deck-access maisonettes and flats which were largely abandoned and providing opportunities for serious, social disorder problems. The site itself is extremely attractive, close to a thriving urban village centre and adjoining a Conservation Area, listed buildings and fine parkland. After extensive consultation and exhaustive option appraisals involving various combinations of retention, demolition, re-construction and tenure mix, a preferred option was selected by Bury MBC and GPHG and developed into the current scheme. This comprises social housing, through the retention and radical conversion of one block and the demolition of the remainder to provide housing for sale. The decision to retain one block of flats was reached after cost analysis of alternatives confirmed that, because of the extreme levels changes in this part of the site, construction of a replacement would be less cost-effective than radical conversion. The three key factors determining the design approach were the need to radically change the appearance and character of the area; the need to accommodate major level changes across the site and the explicit intention to ensure a family based community. The retained block was completely transformed by the removal of its deck access and replacement by glazed corridors, the elimination of all maisonettes in favour either of flats or, by the vertical conversion of one end of the block into 3 spacious three storey houses with garages. All visible trace of the original appearance was then swept away by overcladding, rendering and re-fenestration and the complete re-design of all external and access areas.
