We were approached to develop proposals for the development of a small farm holding on the outskirts of an historic village in East Anglia. The existing buildings comprise a farmhouse which was built in the 1960s, a vegetable patch, Dutch barn and various ancillary sheds and stables. Planning permission was granted in 2019 for a total of 8 new dwellings. Our approach has been to bring vehicular access into the site through an existing opening in a clunch wall to the highway. The layout seeks to create a development of distinctive character which has a density akin to a rural settlement rather than a suburban sprawl and where feasible, leaves extant trees in place such as a majestic Lime, around which an open communal space is left. The development consists of 2-bed cottages, 3-4-bed houses, a large 5-bed house and a 2-bed bungalow. All houses have a doorcase and fanlight which relate in scale to the houses they serve, with the smallest to the cottages set within the thickness of the wall. The doorcases to the small houses sit slightly proud of the wall and those to the larger houses stand proud. Houses are orientated to give views out over the Cambridgeshire countryside to the West and South.
