Tecturus were involved in providing RIBA stage 5 & 6 Design Management services to this Property Developer after the main timber frame with open web joists had been erected and the brick and render façades were under construction. Our involvement included taking over from a previously appointed Architect, advising the client of minor faults that needed to be rectified [snagging], isolated detail drawings, attending site meetings, undertaking site inspections, ensuring Building Control had sufficient information, advising on compliance with Building Regulations and Approved Planning Drawings, working with subcontractors to ensure drawing coordination, highways interface for site logistics, hard landscape detailed design. All of the above work needed to be done in an efficient, organised and accurate manner due to site and client time constraints. We achieved this predominantly through a combination of phone calls, meetings, emails, video calls and trackers. This client has appointed us on a large proportion of their schemes since as they recognise the value and high quality of the Architectural and Design Management services we provide.
