Various measures are proposed in order to refurbish a local authority tower block from 1963 in a holistic way: Its modernist qualities will be retained and enhanced in order to create a sensual built form, where residents identify integrates into the local ecology. The proposal suggests redesigning the entire ground floor in order to integrate common facilities, such as a laundrette, a concierge and a ‚garden hall‘. The landscape and the whole approach to the building will be restructured. Individual ‚front gardens‘ within the building will be created. The current insulation standard requires an improvement. The ‚solar wrapping‘ forms the theme of the new skin. The zoning of the building and the differentiated design of the cladding system will reflect the different conditions on the sun-side and the shadow-side. The north side is designed to minimise the loss of energy whereas the south side concentrates on optimizing gain of solar energy. The facade is insulated with recycled, corrugated, coloured cardboard and clad with textured glass. The new mechanical services integrate regenerative measures such as solar collector systems and the use of collected rainwater, water saving taps and recycled water from washing machines for flushing the toilets.
