522 Kingston Road is a typical Victorian end of terrace building comprising ground floor shop and workshop with self-contained apartment above. Studiodare’s scope included a feasibility study and planning application for the redevelopment of the site. The site owner, a developer, approached the practice seeking to redevelop the site. Studiodare’s approach was produce a solution that sought to optimise both the architectural and commercial potential of the site. The front of the building forms an important part of established parade of shops and, as a result, is retained: the apartment being refurbished and extended into roof level. The rear wing however was in poor condition and is entirely replaced by two new 2-bed houses, which the client will sell on the open market. Consistent with practice philosophy, the net to gross ratio of the development is optimised so that all preventable circulation space is removed. Also, inbuilt cupboards, bookcases, and shelves are integrated throughout. All new-build elements will achieve Code for Sustainable Homes Level 4, with refurbished areas achieving BREEAM ‘very good’ standard.
