Within a Conservation Area
In 2006, Studiodare obtained change of use planning permission to convert and extend 25 Doughty Mews from an office into single family house. After a period of abeyance, new owners approached Studiodare after purchasing the building in 2009, which was then unoccupied and in need of renovation. Severe site constraints, including rights to light issues, placed restrictions on the works; however, Studiodare was able to negotiate an extra story and private terrace for the building. Openings on the rear were limited, so a lightweight glass and oak stair was designed to maximise infiltration of natural light. Internally, planning was rationalised to make best use of internal space and create separate zones for sleeping and living. Bespoke inbuilt oak furniture unifies the architecture throughout. Studiodare’s scope involved guiding the building owners through the statutory framework: change of use application; Conservation Area Consent application; party wall agreements; and Building Regulations application. Subsequently the practice produced tender documentation and construction drawings; and site supervision to the main contractor. To the delight of the client, the project was completed in 2010.
