Alteration to existing property, Listed Building - Grade II, Listed Building - Grade II*, New Build, Within a Conservation Area
Like all Victorian terrace houses, this family home suffered from being too long and narrow with no formal connection to the rear garden. The architect’s response was an extension that would bring the garden into the house while making the new dining area part of the garden. Planning limitations in the area precluded a full-width extension however we were able to remove the sidewall and float the corner so opening up the kitchen to the outside. By raising the decking and maintaining a flush glazing profile, the movement from the dining room to the garden is seamless and unhindered. Because of the studio's policy of fully engaging with the local planning department, we were able to submit multiple variations of plans and ideas to be formally assessed. Only by completing this process could we be sure that every option had been explored and tested to see what would work best for the client, house and neighbours. We worked with Blue Engineers before on previous projects and they were able to design the cantilevered corner. By opening up this second side the studio was able to effectively double the opening to the outside. In addition to the dining room extension, the studio fully refurbished the house with a wet room, galley style kitchen and provided the passive provision for a roof extension. This means that in the future, by proactively installing the necessary plumbing and electrical circuits, the existing property will not have to be rewired or replumbed so avoiding destructive works.
