Alteration to existing property
This warehouse-style duplex family home had an abundance of open space on the lower floor while being cramped on the upper mezzanine level. Initially starting as two bedrooms and one bathroom the studio was able to extend the first floor and provide four bedrooms, a bathroom, two shower rooms and a separate toilet. The ground floor was given a utility room and a new kitchen. Overall, the usable floor area increased by over thirty per cent. The project went on-site two weeks before the first lockdown in 2020 and although this could have caused a budget overrun, the dedication of the main contractors, their quick thinking and planning meant the project was only slightly delayed while arriving on budget. As designers, the clients were able to bring their style to the project combining elements to provide a repeating motif throughout the apartment. By increasing the insulation within the walls and having the new bedrooms enclosed within an additional glazed wall one unexpected outcome of the project was that the apartment only requires passive solar heating and no additional central heating. The new first-floor structure was designed by Blue Engineering to be constructed with a high timber content so massively reducing the embedded carbon footprint compared to the existing mezzanine deck.
