The site comprised a former miners club and lock-up garages located centrally in Bonnyrigg, Midlothian. The development comprises 4 ranges of six ‘affordable’ housing units forming 24, 2 bedroom flatted dwellings. The units have an attractive semi-courtyard setting with the ranges of flats having a staggered footprint relationship to each other giving variety and privacy to the setting. A footway traverses through the site north to south between Eskdale Terrace and Eskdale Drive embedding the proposal within the community. The units are accessed via a shared surface with parking spaces adjoining the units. Ground floor apartments have a small private area to the rear whilst there are attractive communal gardens for all to the rear of each range. Covered cycle parking is also provided. There are two flats per communal entrance. Upper floor apartments have benefit of a buggy store adjoining the dwelling. The timber frame building are clad in Marley Thrutone slate (A+ rated) which gives an attractive crisp contemporary look to the units. Windows are high specification painted timber double glazed. Communal entrance doors are picked out in individual strong colours to give each pair of flats their own identity. The units have the benefit of 5 solar PV’s per flat, 30no. per range helping reduce the cost of heating and lighting. Most of the units have an EPC ‘A’ rating and have benefit of economical Quantum system for heating and hot water. Typical apartments have open-plan kitchen diners with high specification kitchen units and generous sanitary accommodation.
