The project is to provide a new front porch, entrance lobby and office at the front of the property, and a large single storey extension at the rear, which in conjunction with internal alteration and reconfiguration of the existing ground floor plan layout will allow for a larger kitchen and open plan family living/ day space to be created. The existing rear garden was at a level approximately 2m above the existing ground level and retained by a 1.35m high wall that extends across the width of the property was located behind a banked/ terraced planting for a depth of approximately 3m. The rear garden has been re-landscaped to provide an external patio area at similar grade/ level as the main ground floor accommodation with railway sleepers in a tiered configuration rising to meet the higher level garden with new planting. The proposed extension and alterations to the existing property have been designed with respect for the style and character of the original dwelling house and shall employ materials that match and blend with the existing materials and those of neighbouring homes.
