Part single storey and part two storey side and rear extensions with internal layout reconfiguration and alteration to a private semi-detached residence in Hitchin, Hertfordshire in order to provide additional and improved family living accommodation. The project located at 199 Cambridge Road, Hitchin involved the demolition of the existing single storey detached garage/ store building located to the side and rear of the property, and the design of a new part single and part two storey extension extending both to the side and rear of the existing dwelling; utilising some of the area vacated by the existing garage. In conjunction with the new build elements the existing internal layout; particularly at ground floor level, was to be re-planned and configured to make best use of the available space. The Planning permission sought and granted in June 2014 included a new single integral garage accessible from the driveway, however during the early construction process Mr & Mrs Harte-Andrew asked that the design be reconfigured to increase the separation with the boundary and neighbouring property and the omission of the garage/ storage space. An amendment to the Planning Approval was awarded permission in February 2015. Building Regulation approval was awarded in October 2014. The scheme design developed and realised on site in 2015 transformed the original traditionally styled 1960’s 3 bed semi-detached house comprising of small kitchen, front room and separate dining room all accessed from a darkened internal hallway into a bright, airy and light modern family home supporting at ground floor level the open-plan living spaces that the family desired. The design achieved a large open-plan kitchen living area which opens up into the attractive rear garden and existing dining room, as well as a separate utility/ laundry room and much needed downstairs shower room and cloakroom. At first floor level the 3rd bedroom was enlarged and an additional double bedroom created. The design strived to bring natural light and sunlight into the depths of the house and to form a more natural link to the garden and external terrace area. This was managed successfully through inclusion of a series of roof lights to the different roof planes created, the use of vaulted ceilings to change the volume of the internal spaces created and through the use of large window openings looking into the garden. The formation of a new entrance lobby transformed the light quality and spacial feel of the internal circulation area. The extension were respectful of the style and character of the original and neighbouring properties and employed materials that blended with the existing; such as the innovative Sandtoft 20/20 interlocking Clay Plain tile that permits the use of a shallow pitch, both replicating and complimenting the original home and character of the street scene.
