Listed Building - Grade II, Within a Conservation Area
Stone + Associates , The Studio , 7 B Saville Street , Malton , North Yorkshire , YO17 7LL , United Kingdom
At the clients request, we have been asked to limit the amount of detail with regard to this amazing restoration of a timber framed 16C Manor House, so the description is brief. Stone + Associates achieved Planning Consent and Conservation Area and Listed Building Consent, from a situation where previous applications had been refused at appeal. The LPA noted that the application was one of the best they had received and commended the client for their commitment to a genuine conservation-led approach. The house was suffering from a serious infestation of death watch beetle, amongst other issues and had been badly refurbished in the 20C with non-breathable materials and concrete floors. Works included: the repair of the oak timber frame; removal of 99% of non-breathable fabric; insertion of limecrete floors with integral underfloor heating; control of rising damp by non chemical and breathable methods; insulation of the roof; the discreet insertion of whole house ventilation systems that transform the quality of air and remove all stale air and damp residue quickly. Significant care was taken to find matching materials and mortar mixes. The craftsmen and specialists were carefully selected. The main contractor embraced the project in the correct manner and impressed the client. The extension was a deliberate contrast to the existing fabric so that the development of the building could be read easily as the new -vs- the old. However, the building material pallet is sympathetic and hopefully, timeless. Despite being worried that the character they loved was being taken apart, it was recorded in detail and put back together very carefully and our client is delighted with the resulting home.
