This £3.1million redevelopment project in Bethnal Green demonstrates our proficiency in unlocking the potential of complex infill sites to create award winning housing projects. Delivered in three phases, the scheme consists of a warehouse conversion to provide eight new apartments, two retail units, an office and a community arts space, and the development of an adjacent infill plot to provide three new-build family houses. Phase one, which provided the three houses, was awarded both an RIBA London Award and Housing Architect of the Year Award. Based on a detailed investigation of the compact eighteenth-century dwellings that once occupied the site, this scheme explores the possibilities of making low-rise, tight grain housing on existing urban sites. The limited space and budget for these houses prescribed the inventive use of modest means to create well-proportioned homes of simple generosity and understated elegance, which sit comfortably within their inner London context. As well as being the first completed phase of this development, the three houses were also the first of several projects completed for this client. The building sits within a conservation area which required extensive consultation with the planning department, whilst the large number of shared boundaries meant that significant consultation was undertaken with adjoining neighbours to successfully deliver the scheme. The project was delivered on time and on budget and was procured through a traditional contract. We developed a number of strategies to deal with issues that arose during construction, primarily relating to dealing with the numerous constraints of the site. The lack of site storage was a key issue which was tackled by utilising prefabrication and off-site construction where appropriate. Special moments such as the entrance gates and joinery staircases were prefabricated as a means of controlling cost and reducing build time and waste whilst ensuring the overall quality and rich expression of the scheme.
