Swainson Road is a 100% affordable housing/live work scheme, located on the corner of The Vale and Cowley Road in a former employment use zone bordering a residential area. It comprises 2no buildings. We gained outline planning approval with Reserved Matters for a private developer, for a full live/work development with a retail store and B1 units. Shepherds Bush Housing Association subsequently purchased the site, and we were asked to re-design Morris House to increase the number of units and change the use from live/work to residential. Morris House is a refurbishment of an existing warehouse providing 41no residential flats for shared ownership, with parking and B1 use on the ground floor. The external shell was retained and the new accommodation was slotted within it creating a building within a building. The existing building extends to the site boundary and is in close proximity to a Victorian terrace. Reglit louvers within this façade maintain privacy at the lower levels to the immediate neighbours to the rear. The new building insert steps back from this façade to create private terraces for the occupants. An open street has also been incorporated into the heart of the scheme to increase light and air penetration. Issigonis House is a new-build development comprising 1no. retail store, 9no. B1 units (2278m2), 129 no. duplex live/work units. The live/work units sit above street level on a podium above the retail store, B1 units and parking, creating 3 no. communal garden are provided for residents along the length of the building. The front block on Cowley Road and the 4no. wing blocks to the rear are all linked by external gallery access walkways with external staircases
