Alteration to existing property, Brownfield site
The building resides at a prominent corner on the High Street in Hornchurch. The client owns the building which is presently of mixed use. The ground floor is fully let to retail uses. The first floor is a snooker hall. The upper floors are residential use, accessed from a series of externally mounted staircases to the rear. The proposal is to convert the snooker hall into apartments with a dedicated residential entrance to the street and an internal stair core, and to extend this staircase up two further storeys, providing existing apartments with an enclosed and secure access stair and a new additional storey added to the top. The rear annex, presently single storey would be removed and a new residential block built to the rear, enclosing a courtyard amenity with gallery access to apartments, and offering new frontage to the rear. The application is presently being considered by London Borough of Havering at Pre-App and it is hoped that an application for the development will be lodged in the New Year.
