2 REDUNDANT HOSPITAL SITES were given a new lease of life and sold with the benefit of detailed residential planning permissions for WLMH (NHS) Trust in the London Borough of Ealing. 2 further sites benefited from feasibility reports which provided enough information for the Trust to get best value for sale to the market. The 4 new build houses designed on the site of the former Gunnersbury Day Clinic were a sensitive project for the Trust that was developed over a 4 year period, after planners and planning committee changed their views regarding the retention of the locally listed existing Clinic façade. The design process included 2 public exhibitions that engaged all stakeholders to finally produce a scheme that was acceptable to all. The scheme sits comfortably at the head of Balfour Road, between a 1930’s semi-detached house and a contemporary doctor’s surgery. The through kitchen / dinning / living room on the ground floor provides for flexible use and maximum sunlight into the interior. The 18 new build houses and apartments were designed on the site of the former Penny Sangham and South Norwood Hospitals. It is a prominent corner site, off a busy thoroughfare through Southall and overlooks a park. The scheme developed after examining the constraints and opportunities of the site and following extensive discussion with the London Borough of Ealing and local residents. The scheme has been developed to maximize solar access and views of the park. The break between the 2 blocks ensures that sunlight gets through to the road and the north elevation is not too oppressive. The external materials and building form sit well in their context making this development an attractive place to live and a worthy replacement to the former hospitals. The houses and apartments in both schemes have been designed to the London Plan and Lifetime Homes standards and are CfSH code level 4 compliant.
