New Build, Within a Conservation Area

Fifty eight one and two bed flats and duplexes situated within a Conservation Area in Newcastle city centre. The site was problematic, adjacent to the listed All Saints Church at the intersection of Manor Chare and Broad Chare, triangular and very steeply sloping, with a gradient of 1:9 and demanded a particularly original design concept. To counter this the practice designed a V-shaped, predominantly six storey building formed around a central courtyard in three sections, stepping down the site and topped by a cascade of curving roofs which both accentuate the gradient of the site and evoke the gorge created by the original Pandon stream that ran down the valley there. Further information Two levels of undercroft parking providing 60 car parking spaces and 18 cycle bays were designed with separate entrances from Manor Chare, taking advantage of the steep site with a central east facing grille feature suggestive of a sluice gate. Deep overhanging eaves over this feature at roof level, supported by two huge posts form an awning feature that is a strong focal point when viewed from Broad Chare to the South and from a new public space created to the East.
