We took this project through four phases, from first conception to snagging at the end of the job, including project managing during construction. We prepared a design which could be built under permitted development rules at the time. The first phase was to dig a new basement, part under the house, part to be under a proposed extension, using a specialist contractor, under a JCT contract. The second phase was construction of an extension and fitting out this and the basement, together with extensive refurbishment. This was project-managed under a NEC contract with a small general builder on a prime cost basis. Two further phases saw alterations to the first floor, then finally a roof extension. We dealt with party walls and building regulations; and all aspects of design including interior design.
