The design objective was to find a cost effective solution to include a full width (semi-detached house) extension of 3m into the garden patio. Opening up existing kitchen wall into new single storey extension to form a large open plan space. We worked with the contractors to produce a cost effective solution to incorporate a flushed ceiling, resulting in a large open plan space of 5.4m wide and 6.8m deep, without visible ceiling downstand. Only the centre column was retained for cost reasons. Addition of large bi-fold doors and 2 skylights to transform the room into an airy and spacious dining / kitchen / TV room. Situated on a sloping site. Formation of new retaining wall, and levelled patio for summer barbecue!
