Brownfield site, New Build
This project was the subject of an international design/tender competition run by the Gibraltar Government with a view to developing former MoD land. The scheme includes the development of 96 luxury apartments and houses, together with a Health Club, which is helping to fund a new water sports area in Rosia Bay, including a dive school, dinghy sailing, restaurants and the creation of a sandy beach. The scheme provides a high standard of accommodation both in terms of the residential and the leisure provision. It is part of a continuing programme of regeneration in Gibraltar, using land vacated by the Royal Navy, which Saville Jones Architects have advised on since 1997. Saville Jones secured a developers’ option with the Gibraltar Government and subsequently designed the development through a two-stage tender and produced full production and construction information for the contractor. The design maximises the sea views and takes full advantage of the southerly aspect, exploiting the contours of the site to create two quite distinct areas. The environmentally conscious scheme employs passive solar efficient design and high levels of insulation to reduce energy costs.
