Alteration to existing property, Listed Building - Grade II

26 Seymour Street is a grade II listed historic building, part of a terrace of houses built as part of the late eighteenth century development of the Portman Estate. The building had been significantly altered in the late 19th and early 20th centuries including being linked into the adjacent mews building at the rear. The structure of the building had been altered during these changes and significant structural movement was evident in the floors and external walls. We negotiated with English Heritage and conservation officers at Westminster City Council for the building to be restored and brought back into mixed use with office accommodation on the ground and basement floors and residential accommodation on the four upper floors. Our proposals involved dismantling and rebuilding the front elevation above ground floor level in facsimile, reconstructing the cantilvered balcony, replacing the windows whilst retaining the original internal shutters and other joinery, and separating no. 26 from the mews building in order to increase the amount of usable floorspace. We administered the construction contract, which was notable for the extensive temporary works required in connection with structural repairs. During the course of the works substantial shoring and repairs to an adjoining building in the same ownership were authorised by our Client and these were added to the contract, significantly increasing the complexity of the works.
