Our clinet who we had previously carried out work on their house, asked if we could help on a property which they had just inherited. His parents had bought the Victoriamn terraced property in the 1970's across the road from the house in which his parents had lived. The house had been since then rented out as a mulitple occuplancy unit. The clinet felt the property needed work generally to it and so we started looking at a general refurbishemnt for continued use as a house of multiple occupnacy. Part way through the project the client had, considering costs and property values in the area suddenly becoming poular, considered the conversion back into a refurbished single dwelling unit. The property was in a run down state and was a semi detached property in the typical plan of Victorian houses as this. There was some need for wall repairs due to general mortar age failing and bowing of the walls as well as the replanning of the remaining rooms mainly on the ground floor to create a desirable property. The two main living rooms on the ground floor were bedsit rooms previously and so were refurbished back to these with the space of the kitchen and room off this used as a common room by the bedsits was gutted and walls removed along with the small lean to that was added some time ago to the rear. This allowed to replan that area with a W/C, small utiity room and a large open kitchen breakfast area. The replanning also meant with work to the rear of the building there could be a better access and views to the garden area with a small patio, as the garden was at a higher level.
