Our client had lived for a few years in this Victorian semi detached property which was on three floors above ground and a small basement area which we helped the client convert into a useable play room and utiity space. The main brief was however on the ground floor area. The house had been extended sometime probably in the 1970s or 80s which can be seen as the red brick rear extension. The result of this was that the small W/C, hallway and narrow section of living room faced out onto the garden and the original kitchen which was originally in the side corner of the plan was now in the middle of the plan with the windows to the side of the house. The client asked if we could come up with any ideas to replan the house to ideally have the kitchen with views of the gardens so they could see the children when in the garden and a more pleasant view than the side of the next door. The client also wanted to get more light into the back spaces as the living room section was a long narrow extension to the back of the original room. To add to the difficulty the client did not want to exend the plan any further but to use the existing footprint. The plan was considered and the existing kitchen altered to a formal dining rooom with the bathroom and larder fitted inbetween the rear kitchen and dining areas. The kitchen was then able to be moved to the rear section of the building and be open to the altered space as a breakfast area. The breakfast area was then open to the original house living room. The rear wall of the extension was altered in terms of height and openings to give an effect more in keeping with the original house and also allowing a pitched roof to be built over the breakfast room section allowing the rooflights to be fitted. The large doors with the curved tops added to the effect of the space and getting plenty of light in what is the North facing elevation. .
