Conversion, modernisation and extension of 4-storey family house in a conservation area. This Victorian bed-sit property was in poor structural condition. The client planned a phased approach that would be suitable for changing family brief requirements over 10 - 15 year occupation. The existing 2-storey rear extension was demolished and rebuilt in steel and timber-frame with cedar cladding, which was also unrolled over the roof and ground as decking. This new volume was manipulated and cut; large areas of glazing, including a giant pivot-window, and a structurally-glazed dining addition, open the house to the south-facing garden. The main house was fully renovated and modernised with walls back to brick as necessary but retaining as much of the original stairs and other joinery and plaster details that were deemed of value architecturally by our end-user client. the images describe Phase 1 that was completed nearly 20 years ago. The family, still in occupation, last year have undertaken with Robert Dye architects a further major Phase 2 reworking and update, including dealing with Buildings insurer about underpinning (caused by tree root subsidence) and a design that has significantly increased the usable cellar space beneath the property. These works are on site, due to be complete in Spring 2021.
