After a previous scheme to extend their property was rejected by the Local Authority, we were approached by our Clients to see if would be able to help. The project was challenging due to the type of property and its location. The property one of the most significant Georgian properties in Aldeburgh, which itself sits in a conservation area and the wider Suffolk Coast & Heaths AONB. Our Clients are a large family and they have outgrown the house. The two main points of the brief were to create a kitchen dining space that could comfortable accommodate 14 people and to improve the sustainability credentials of the property over the long term. Upon reviewing the Local Authority's comments we felt there was a clear approach that could be taken to ensure the project was successful. The resulting design was described by the Local Authority as representing "a quality contemporary addition, which will contrast satisfactorily with the main building and will bring about a degree of enhancement of the property in terms of its impact upon this part of the Conservation Area." and sailed through planning with no objections. The extension seeks to be "hyper local," by (where possible) using local contractors, sourcing materials from as close to the site as possible or reusing the existing materials on the site. Such as the cladding material which is local beach pebble and the brick internally is a locally made brick. Alongside using timber rather than steel for the structure we are able to reduce the embodied carbon of the scheme. In terms carbon reduction over the long term, the proposal is highly insulated and air source heat pumps and mechanical ventilation are employed to sustainably heat and cool the building.
