PLAN Architect Studio provided full services; from measured survey, concept design and pre-application discussion with the local authority, developed design, planning application, technical drawing packages, tender to various local contractors, contract negotiation and overseeing the construction process on site, right down to the interiors. The existing home had many issues to be resolved, but massive extension potential to look over a large garden overlooking open countryside. The project is a sizeable third extension to an old semi-detached cottage in open countryside where a 30% increase is the usual allowable amount. The end result is 184% bigger than the original cottage size, making it a fairly contentious planning application within depth pre-planning discussion with the local authority. The extension houses a new kitchen with open plan lounge area and dining space, which opens out to the garden through large bi-fold doors and full height windows around a new fireplace housing a log burner. Upstairs a new double bedroom is provided, a larger family bathroom and the master bedroom is increased in size with new ensuite and walk-through wardrobe area. A new detached double garage with work room and storage space has also been added to the side of the house. On completion the house has more than doubled in value and has gone from a dysfunctional series of spaces with no limited views of the garden to a family home which works perfectly.
