Pegasus Group has acquired full planning consent for the conversion of a group of Locally Listed agricultural barns in the Costwolds. The project spanned more than a year, involving both our planning and design teams. The application, as well as the design of the buildings were treated in the same manner as a Listed Building application and included full detailed floor plans, elevations and working details or critical junctions, feature internal glazed screens to maximise daylight levels. The three main barn structures were already capable of being converted into residential units however, the proposals for the two largest barns included new first floors, dividing the main barn space. As the buildings are Locally Listed, no new window openings or roof lights were proposed on any of the principle facades. The only alterations possible, to the limited amount of existing openings, was to stretch them into ‘arrow slot’ windows, with the frames set back to 200mm into 550mm thick solid stone walls. With a limited amount of windows and the addition of the new floor, allowing an adequate level of daylight in to the internal rooms became the most significant issue during the design process. The solution was to completely glaze the large barn entrances and create a double-height entrance lobby. With an original application withdrawn due to highways issues, a new application, which included the realignment of the dry stone boundary wall and site access, was submitted and despite Parish Council objection, the scheme received unanimous support when considered at Committee.
