Listed Building - Grade II, Within a Conservation Area
14 Hanover Square , Mayfair , London , Greater London , W1S 1HN , United Kingdom
Our recent project involved the comprehensive refurbishment of an apartment nestled within the historic Marylebone conservation zone in London. Situated within a Grade II listed period building, our client, a growing family, sought to make significant layout alterations and modernize the space to better suit their needs. Facing the challenge of stringent conservation regulations and an infamously difficult freeholder/management company, we embarked on a journey to not only fulfil our client's vision but also navigate the complexities of the regulatory landscape. Our approach began with a meticulous 3D survey, revealing untapped potential within the apartment's loft space. Recognizing the opportunity to expand the living area, we proposed incorporating the loft into our client's leasehold, a process requiring rigorous documentation and negotiation with the management company. Furthermore, the project entailed upgrading essential features such as windows, flooring, kitchen, and bathrooms, necessitating a complete refurbishment to breathe new life into the space while honouring its historic character. A notable achievement was securing permission for the installation of new sash windows, a crucial element in preserving the building's aesthetic while enhancing energy efficiency and comfort for the occupants. Despite initial hurdles, our diligent efforts led to a substantial discount on the license to alter (LTA), easing the financial burden on our client. The culmination of our endeavours resulted in not only a transformed living environment but also a significant increase in the property's value. By successfully integrating the loft space into our client's demise, we maximized the apartment's potential, offering enhanced functionality and additional square footage. In conclusion, our project exemplifies the synergy between modernization and preservation, demonstrating how thoughtful design and strategic negotiation can unlock value within the constraints of a conservation zone. We take pride in our role as facilitators of positive change, enriching both the built environment and the lives of our clients in Marylebone's historic heart.
