Listed Building - Grade II*
The Manor House is a Grade II* Listed building prominently located in the centre of Southwold with frontage to the High Street. It is a two storey, brick faced Georgian building that is thought to date to circa 1750 and has additional accommodation in an attic storey and a later wing to the rear. Internally the main entrance opens into a central reception hall with a symmetrical arrangement of rooms to either side reflected in the regular arrangement of fenestration of the frontage. The house contains a mixture of original features and later alterations. Planning and Listed Building consent was obtained in January 2009 further to protracted negotiations with English Heritage. Despite a number of unsympathetic earlier modifications the Conservation Officer felt that some of the proposed changes were inappropriate and insisted on revised proposals. The house is recognised to be of some architectural importance and great efforts were therefore made to ensure the project was executed diligently and with proper regard to the historic fabric. The works largely comprise the renovation and refurbishment of the house. In addition some changes to the layout were proposed to provide a better arrangement and use of space. In particular the kitchen and bathroom provision was improved and fixtures and fittings modernised. The works were largely confined to the interior of the building excepting a number of external masonry repairs. At basement level however the fabric had more markedly deteriorated and further to stripping out structural repair and replacement was deemed necessary in a number of areas. Several new structural beams were also installed to enable alteration of the upper floors which necessitated Party Wall matters (undertaken by OWL)given the presence of a flying freehold.
